When people go on holiday to their vacation property, they often spend a substantial amount of time dealing with the everyday concerns of their property. It can turn out to be more of a working hassle then an enjoyable holiday. Our management team deals with all the normal issues including the general cleaning, renting, scheduling and maintenance issues that typically arise with a vacation property.

The Flexible Ownership program is set up to be completely worry and hassle free for the Owners. We take care of every detail, from changing light bulbs to scheduling cleaning and other maintenance issues. Owning a vacation property several thousand of miles away can be a challenge with Standard Ownership but not with Flexible Ownership because all issues are professionally dealt with in a timely manner. Just remembering to bring your swim suit and deciding what cold drinks you want waiting in the refrigerator should be your only concern.

3. Regularly Cleaned & Maintained

The Properties are professionally cleaned and maintained on a regular basis. All issues such as changing light bulbs, pest control and servicing the air conditioner are dealt with promptly to keep the Properties in excellent condition. The Properties are thoroughly cleaned, the laundry is done and beds are made after each use ready for your arrival.

For your convenience and benefit, a new 2010 Honda Pilot Luxury Edition is included for your personal use. This spacious, fully loaded and leather appointed vehicle is four wheel drive and perfect for exploring the Island, finding a secluded beach, driving to a hidden waterfall, going out to dinner, or shopping. It is fully insured, maintained, washed, vacuumed, and full of gas each time waiting your arrival.

5. Airport Shuttle Service

Regardless of the day and time of your arrival, your personal car and chauffeur will be waiting for you at the airport upon your arrival with cold passion fruit juice and soft drinks for your enjoyment on the way to your Luxury Property. Of course, you will also be driven back to the airport for your departure and your chauffeur will handle the loading and unloading your luggage. Reserving rental cars in advance and waiting in the long lines at the rental counter are finally over.

6. Owners Concierge Services

We offer complete Concierge Services for the benefit of the Owners at reasonable rates. From recommending or making reservations at restaurants, reserving tee times, to shopping for groceries, you name it, we will take care of it. Do you have a birthday, an anniversary, or another special occasion coming up? No problem. We can arrange for your wife's favorite roses and chilled champagne awaiting your arrival. Would you like to schedule a massage or facial in the privacy of your luxury property? We will make the reservation for you. Imagine arriving on a flight late in the evening after the grocery stores are closed. Simply advise what you would like in advance and we will stock the refrigerator and kitchen with your requested items.

The Properties are professionally decorated and luxuriously furnished to the highest standards. The gourmet kitchens feature upgraded stainless steel appliances, large working island and all necessary cooking equipment & utensils. The living rooms have plush sofas, a Bose IPOD stereo system complete with an IPOD Touch loaded with thousands of songs including your favorite music, high speed WI-FI internet, two laptop computers, and a large LCD TV & DVD player complete with an extensive collection of 200 movies. Wall art, vases and sculptures abound as well. The covered lanais have elegant teak furniture with outdoor kitchen, granite counters and stainless BBQ. The master bedrooms have a king size bed with plush mattresses, 600 thread count fine Egyptian linens, with a large LCD TV and DVD Player. The en-suite master bathrooms have a large double sink vanity with marble counters, oversized towels and a large romantic soaking tub. The secondary bedrooms have a queen size bed, fine linens and LCD TV.

There is no more hassle of hauling your clothing and gear back and forth in several suitcases on the airplane as they are already onsite waiting your use. One of the obvious benefits is it allows Owners to travel light to and from Hawaii with minimal hassle and suitcases.

We have special discount pricing for you to receive massages and facial treatments in the comfort, convenience and privacy of your luxury property with Tiara Spa Services, the premier Spa service company on the Big Island. We also have discount rates on helicopter tours, catamaran sailings, snorkel trips, whale watching, deep sea fishing and other Island tours, activities and green fees at several golf courses.

10. Existing Rental Program & Proven Income

There is a rental program for your property in the event you decide not to use a portion of your reserved time in any given year. You can earn significant income when you are not personally using it. We rent to only to carefully screened clients who will treat your Property with respect. Last year, both Properties averaged over 70% occupancy. We handle all the issues including reservations, advertising, scheduling, deposits, fees, and cleaning while you receive the net income.
